Hiss nr 3, brandhissen, kommer nu att stängas av. Oklart på hur lång tid, men räkna med cirka två månader.
Linorna i hissen har nått den användningsnivå då de behöver bytas, vilket är ett serviceärende och inte medför några extrakostnader. Men om linorna byts nu och senare ytterligare en gång när gejdrana byts så kommer det att medföra extra kostnader. Gejdrar är de skenor som styr hissen.
Processen kring gejderbytet står för närvarande still. Det beror på att styrelsen inte accepterat de offerter som Schindler presenterat, och som innebär högre kostnader än den ursprungliga offerten för gejderbyte i mittenhissen och mindre omfattande arbete på de andra två hissarna. Styrelsen uppfattning är att det inte handlar om normalt slitage utan om bristfälliga hissar och bristande underhåll och att det därför inte är kostnader som vår förening ska stå för. Styrelsen har därför vänt sig till JM och menat att dessa brister ska omfattas av garantin på fastigheten.
JM har i sin tur tagit in en konsult som gjort en utredning av hissarna, och som nu precis blivit klar. Utredningen visar på brister i konstruktionen och dåligt utfört underhåll. Dock säger inte konsulten att det i grunden skulle handla om att hissarna är av en typ som inte är dimensionerade för vår fastighet, vilket den konsult vi själva tagit in uttryckt misstankar om.
Vi avvaktar nu JM:s reaktion på sin egen utredning innan vi går vidare. Föreningen befinner sig i ett underläge i och med att vi är angelägna om att ha fungerande hissar. Förr eller senare, helst mycket snart, måste arbetet med att byta gejdrar utföras och när beslutet om att dra i gång arbetet fattas (oavsett vilken part som står för kostnaden) ska Schindler beställa gejdrar från Tjeckien och tekniker som kan utföra arbetet bokas.
Lift No. 3, the fire lift, will now be shut down. Unclear for how long, but count on around two months.
The wires in the elevator have reached the level of use where they need to be replaced, which is a service matter and does not entail any additional costs. But if the wires are changed now and later once again when the guide rails are changed, it will entail additional costs. Guides are the rails that guide the elevator.
The process of the guide replacement is currently at a standstill. This is because the board did not accept the quotations presented by Schindler, which entail higher costs than the original quotation for guide replacement in the middle elevator and less extensive work on the other two elevators. The board's view is that it is not about normal wear and tear but about defective lifts and lack of maintenance and that it is therefore not costs that our association should bear. The board has therefore turned to JM and stated that these defects should be covered by the guarantee on the property.
JM, in turn, brought in a consultant who carried out an investigation of the lifts, which has now just been completed. The investigation shows flaws in the construction and poorly performed maintenance. However, the consultant does not say that it would basically be about the elevators being of a type that are not dimensioned for our property, which the consultant we brought in expressed suspicions about.
We are now awaiting JM's reaction to his own investigation before we proceed. The association is at a disadvantage in that we are keen to have working lifts. Sooner or later, preferably very soon, the work of changing the rails must be carried out and when the decision to start the work is made (regardless of which party bears the cost), Schindler must order rails from the Czech Republic and technicians who can carry out the work are booked.
